Van Huizen Homes believes in building a house that fits your style, budget, and needs. That’s why we’ll meet with you a number of times to get a sense of what type of home you’re looking for. This is the time for you to present us with your ideas—show us models and pictures of what you like, tell us if you’re looking for a three- or four-bedroom house, if you’d like stone or siding, or whether or not we need to help you find a property, etc. During these initial meetings we’ll discuss timelines, budgets, and ballpark figures. This is also the time for you to ask questions of us to figure out if we’re the builder for you. We want you to have confidence in our abilities and feel comfortable in putting your trust in us.
After our initial meeting(s), VH Homes will draw up a draft of your floor plan and provide you with an estimate of your future home. We’ll then meet again for you to make modifications to the plan until it meets your approval.
Once the floor plan is approved, it’s time to seal the deal. Are you happy with the floor model and upgrades you’ve chosen? Are you ready to take the plunge with Van Huizen Homes as your builder? These will be the first of many decisions you will make in the building of your home, but it’s important to us that you’re satisfied. If you do decide to move forward, VH Homes will ask you to meet to sign a contract and deliver a deposit. At that meeting we will also supply you with your specific home’s floor plan and a feature sheet that outlines what is all included in your purchase.
Now it’s time to let the work begin. As soon as we have a signed contract in place, we’ll begin building your home as soon as possible. We’ll keep you informed of any major events, such as placement of the house on the lot, the day we start digging your foundation, when the walls are framed, etc. It’ll be very exciting to see your home take shape! Usually within the first month of building, we’ll also set up some meetings to get you started in choosing your paint colours, brick, siding, and kitchen options, as well as a whole variety of other interior and exterior materials for your new home. Our professional design consultant is there to aid you in this process, helping in every way to make your house a home.
A few days before the closing date of your home, you’ll have a chance to do a walk-through of your new home. We’ll take you through your house room by room, discuss anything that is not yet complete, and ask you to name anything you’re still unhappy with. VH Homes will note these items on a “service list” and give you a date by which they will get accomplished. At this meeting we’ll also show you how the various systems in your house work—air conditioning, heating, HRV, UV filter, water/well systems, etc.—to ensure they are all in good working order.
Approximately two weeks before the closing date, VH Homes will call you to confirm you’ve met with your lawyer and have signed the paperwork for your mortgage and the sale of the house. On the day of closing, once the paperwork is complete and the remaining balance of the house is paid for, you get the key to your brand new home! Finally, you’ll see the results of all your decisions and hard work. And now there’s only one task left to do: move in!
